Prepare annual operating and reserve budgets for review by the Board.

24 hour emergency services.

Coordinate maintenance and repairs, and administer special assessments, when required.

Train and supervise on-site personnel.

Negotiate service and supply contracts using competitive bidding.

Assist Board of Directors in complying with local, state and federal laws that regulate reserve funds, financial reporting, meeting procedures, building codes, disclosures, etc.
