U.S. home prices increased 1.3 percent in the first quarter on a seasonally adjusted basis from the previous quarter, the eleventh consecutive quarterly price increase, according to the FHFA's House Price Index,
"Although the first quarter saw relatively weak real estate transaction activity -- in part due to seasonal factors -- home prices continued to push higher in the first quarter," said FHFA principal economist Andrew Leventis in a statement. "Modest inventories of homes available for sale likely played a significant role in driving the price increase, which was similar to appreciation in the preceding quarter."
Of the nine census divisions, the Pacific division, including states of Hawaii, Alaska, Washington, Oregon and California, has witnessed the strongest price increase, up 2.1 percent compared with last quarter and 13.2 percent on an annual basis.
The S&PCase-Shiller index, an index for 20 U.S. major cities home prices released on the same day, also showed an increase of 12.4 percent in March compared with the same period last year.
The cooling of the house market, however, has become more obvious, as the annual house price growth rate for Pacific division in March is more than three percentage points below the rate for the preceding 12 months, said FHFA.
The gain in house prices of 20 U.S. major cities for March has slid to the lowest level since July last year, according to the S& PCase-Shiller index.
The FHFA measured changes in real estate values using purchases of properties with mortgages backed by Fannie Mae or Freddie Mac. It did not provide a specific price for houses.

The work was conducted by the international group of eBOSS, the biggest ongoing spectroscopic survey in the world, which discovered redshift distortions signals when observing the spatial distribution of quasars that are 6.8 to 10.5 billion light years from earth.
Redshift distortion refers to a special three-dimensional cluster mode formed by stars under the effect of gravitational potential, and is considered one of the most important probes in researching gravitation on the cosmological level due to its direct correlation with gravitation.
The signals discovered this time were generated during the time when the universe was only one third or half the size of today, according to a report published by the eBOSS group on the finding.
The discovery is significant for future research in cutting-edge cosmological subjects such as dark energy and the essence of gravitation.
Launched in 2014, eBOSS has attracted research institutes from a number of countries, including the NAOC.
